Italic text I was looking at a phrase commonly found in certain deeds: "Together with all the improvements thereon, if any, and any and all rights of the Grantor to any and all hereditaments and appurtenances thereto belonging".

What does this word mean, in this context, exactly? How does a grantor convey (a thing capable of being inherited) belonging to a piece of dirt?
